A few miles south of Charlotte, in South Carolina’s Panhandle, a new active-adult community is coming to life on a large stretch of land surrounded by a forest. The limbs of the old-growth trees branch skyward a hundred feet or more, their leaves creating a lush canopy that aptly describes the land. This is the community of Tree Tops.

Tree Tops is located a few miles west of U.S. 521, near the historic community of Van Wyck, home to so many of the area’s early European settlers. (To old-timers in the area, Wyck rhymes with hike.) A country road leads to the gated entry of Tree Tops. At its gatehouse, licensed security officers stand watch over the community around the clock. New owners from around the country have found a home in the natural and secure surroundings of Tree Tops.

Although Tree Tops is under construction, the community will contain 800 homes set on its 600 acres; 60 percent of the land remains untouched. The model homes are open, homeowners are moving in, and a number of “quick-move-in” homes are available, or will be shortly. Lennar anticipates complete build-out in five years.

Lennar, nationally known for its quality construction and the many upgrades it includes in its homes, promises that “Everything’s Included.” The “ei” trademark means the company builds its homes to include an extensive and standard array of features and upgrades that builders elsewhere do not provide. Lennar’s promise assures buyers of greater value received and an already-upgraded home.

Just past the gatehouse, the maple, oak, and tulip trees lining the road lend an ethereal effect to the gently rolling terrain. Twelve Mile Creek flows along the southwest of Tree Tops, and all of the homes and amenities are designed to give residents a place to appreciate nature and enjoy a warm and friendly social life in a small community.

Lennar recognized the beauty of the land and designed the community as a utopia for “outdoor enthusiasts and adventure seekers.” The outdoors includes dozens of deer, foxes, owls, and other wildlife that make their homes in Tree Tops and in the adjoining 200 wooded acres, the latter safely locked away in a land trust.

The heart of social life in Tree Tops will be the aptly named the Tree House. Completion of the 6,000-square-foot amenity building is expected in the summer of 2018. A lifestyle director will start part time the end of 2016 or early 2017, and charter clubs will follow shortly. To ensure the enjoyment of early buyers, many amenities will be completed before the first buyers move into their new homes.

A unique collection of planned amenities sets Tree Tops apart from other active-adult communities. Some years ago, a summer camp occupied the land, and log cabins housed the children who attended. Ten of those 700-square-foot cabins, newly refurbished and set deep in the woods, will become prized amenities at Tree Tops. One of the rustic cabins will serve as a postal center; one overlooking the lake will be the “Celebration House,” a place for meeting neighbors for social activities. The uses of other cabins are in the planning stage.

In addition, a waterfront amphitheater will host warm-weather performances and productions. The structure, sized proportionately to the population, will seat up to 300 people, or roughly twenty percent of the population of Tree Tops. That is the same percentage the ancient Romans used so successfully when building their amphitheaters.

Lennar will tailor other amenities to nature and the heavily wooded landscape:

  • A ten-acre lake stocked for catch-and-release fishing
  • A wide, paved, one-and-one-third-mile walking trail around the lake and amenity center
  • A canoe and kayak launch
  • A bird-watching stand-rookery
